Plaster Ceiling Repair

Cracks, yellow water stains, holes, mould or sagging, ceiling damage never fixes itself, and it usually points to a problem above the board. We diagnose the cause, repair it properly and restore a finish you can't tell from new.

Why the cause matters more than the patch

Most "ceiling problems" are really water problems. Paint over a stain without stopping the leak and the stain returns in months, with a weaker board behind it. That's why our repair process always starts above the ceiling: we check the roof, piping and air-con trays before we touch the finish. Fix the cause once, and the repair lasts.

Our repair process

Inspect & diagnose

We inspect the damage and what's above it, and tell you the real cause.

Quote clearly

You get a written price for the repair, and the leak fix if one is needed.

Repair properly

Damaged board is replaced, joints taped, surface skim-coated flat.

Blend & finish

We match the surrounding finish so the repair disappears.

When to act fast

  • Sagging or bulging sections, keep clear and call promptly
  • Spreading damp patches after heavy rain
  • Cracks that widen or "step" rather than stay hairline
  • Dripping at downlight holes (water finds the easiest exit)

Frequently asked questions

My ceiling has yellow stains, what does it mean?

Yellow or brown patches almost always mean water has been getting in, from a roof leak, a bathroom above, or condensation from air-con piping. The leak must be fixed first; repainting alone will not stop the stain from returning.

Can a cracked plaster ceiling be repaired without replacing it?

Usually yes. Hairline cracks from normal building movement can be re-taped, filled and skim-coated. Wide, growing or stepped cracks need inspection first, as they can indicate framing or structural movement.

Is a sagging ceiling dangerous?

Treat it seriously. Sagging usually means the board has absorbed water or fixings have failed, and sections can eventually fall. Keep people away from the area and have it inspected promptly.

Do you repair small jobs, like one hole or one room?

Yes. All projects are welcome, from patching a single access hole to restoring a whole water-damaged ceiling.
